Yay

So I did our taxes last night and I’m way surprised! We’re getting more back than even Caleb thought we were! How exciting! Yay! lol. I couldn’t believe it when I saw what we were getting back. We haven’t filed yet, though. We’re going to buy a house here soon and if we buy before April 1st, we can include it on this year’s taxes. That will get us a lot more back, so we’re going to hold off for a bit.

Oh, the house we liked is already under contract, but we’ve found another one that we really like, too. The good thing about this one is that it comes with all the appliances and it is move-in ready. Well, I don’t think it comes with the fridge, but it comes with a stove, microwave and dishwasher. We found out that we couldn’t get a VA or FHA loan with the other house because it didn’t have the appliances, so that will have to be a priority now. So, we hope this house stays on the market for a bit longer. It’s already been on the market almost 4 months, so hopefully it will hold on another week or two. We’ve already been approved for almost double what the house is listed at, so we just have to go get the official approval letter to submit with the offer we make. We can’t go to the bank together until Tuesday afternoon, so that is when we are going.

I’m so nervous about buying a house! How do we know it’s a good deal? How do we know if we’re being screwed by our realtor? I have no clue what I’m supposed to ask and what to do about the offer. I mean, people have already told us to request carpet and painting allowances, but this place already has nice carpets and the walls are gorgeous colors. Also, how low of an offer would people accept? There’s a big dead spot in the backyard due to them removing an above-ground swimming pool, so should we use that to barter with? We know about requesting a full home warranty, but should we request 3 years or 5?

I’m sure there are other things I’m not thinking of or have no idea about. I just wish my dad were here. He’d make sure people weren’t screwing us over. He wouldn’t do the deal for us, but he’d give us ideas of what to ask and explain how everything works and all that fun stuff. *sigh* Growing up sucks sometimes. lol.
